Project description
Five Pancras Square is one of the greenest buildings in London and is the first of its kind to be awarded a BREEAM Outstanding rating. The 13-storey development combines four levels of office space, two swimming pools, a library, café and gym, with ten floors of council offices and has already won six awards from Professional Associations in the UK. The project initially achieved a BREEAM score of 87% at design stage, but Kier’s input and supply chain partners helped boost this to an outstanding rating of 96.6%. High levels of sound absorption were required to create a comfortable environment that features large open spaces and other reflective surfaces. Gyptone LINE 6 enabled the designer to achieve the acoustic performances whilst maintaining a high quality of finish and keeping the desired aesthetic. Also, high moisture resistance and speed of installation made the Glasroc H TileBacker Board the primary choice for the public swimming pools and changing facilities.

Key Achievements
- Strong interaction from British Gypsum at every stage of the project. Early engagement with the architect via the Ceilings Business Development Manager and Project Specification Manager enabled high-end products, Glasroc H TILEBACKER and Gyptone LINE 6, to work as a design feature of the building.
- Regular visits to site by British Gypsum employees across different channels ensured issues were swiftly over come and a good quality of workmanship was delivered.
Key Challenges
- The timeframe for completion of this project was a particular challenge. The steel and façade subcontractors both went into administration during the project, but the close working relationship between all the major parties ensured the problems were swiftly resolved with no impact on the building’s end delivery date.
- Acoustics: High levels of sound absorption were required to create a comfortable environment that features large open spaces and other reflective surfaces. Gyptone LINE 6 enabled the designer to achieve the acoustic performances whilst maintaining a high quality of finish and keeping the desired aesthetic.
